Preliminary Assessment
An initial assessment is used to identify planning opportunities and limitations.
Proposal Summary
A Proposal Summary provides an overview of the proposed development plans for a site and a preliminary review of the planning issues that must be dealt with. This is a requirement in the City of London, and is considered to be a good practice in all municipalities.
Official Plan/Zoning By-law Amendment JustificationReports
This report comes after the Proposal Summary and is a full review of issues, policies, design review, and justification for why the proposed amendment(s) constitute sound land use planning. This would also include the completion and submission of any amendment applications.
Urban Design Brief
An Urban Design Brief demonstrates design compatibility as to the location and design of new buildings. This is a requirement in the City of London.
Minor Variance or Land Severance and Applications
The Application process includes a review of the pertinent municipal policies and consultation with city planning staff leading up to and including the submission for minor variance and/or land severance applications under the Planning Act.
Site Plan Consultation and Application
The Site Plan process involves a review of the pertinent municipal policies and consultation with city planning staff leading up to and including the submission of a site plan application pursuant to Section 41 of the Planning Act.
Plan of Subdivision Consultation and Application
The Plan of Subdivision process involves a review of the pertinent municipal policies and consultation with city planning staff leading up to and including the submission of a site plan application, pursuant to Section 50 of the Planning Act.
Area Plans/Neighbourhood Plans/Community Improvement Plans
This work involves a detailed review of policy and design issues relevant to the proposed development of lands for new development or revitalization at the neighbourhood or business district scale.
Housing Market Trends Analysis
This analysis provides an overview of the local housing market for the purpose of investing and development decision making.
Community Planning and Development Trends Analysis
This analysis provides an overview of community planning trends and issues that can be vital to investment decisions.
Technical Expert Services
Senior LDS staff are able to provide technical support for OMB Hearings & LPAT Hearings including: preparation of document/evidence brief; preparation of exhibits; coordination with legal representation; attending hearings and providing professional planning expert testimony.
